Landing a house in an up-and-coming neighborhood doesn't just give you bragging rights, it gives you a good investment. Sure, these areas may be a little patchier than most. But with a few years' time and a little TLC, you'll be the envy of gentrifiers and hipsters alike.

Woodland offers historic living smack dab in an urban setting. This cluster of 1920s bungalows are within walking distance of the government mall area of downtown Phoenix, the Arizona State Capitol, and, perhaps more importantly, Bikini Lounge. Better yet, if you have a bike, you can say goodbye to endless searches for downtown parking and ride your way to hotspots like Crescent Ballroom and CityScape.

Are these places rent with option to buy?  Or are they just for sale? And how easy is it to get one?

Garfield is definetly starting to gentrify beginning from the 7th-9th st side. Go over there and look at all the hipsters and white folks who are revitalizing the neighborhood. Garfield really is on the way up due to people wanting to live near downtown and all the new asu construction there. Go over there for yourself and you will see!

Go 3 blocks in any direction and you're in a dangerous parts of town. Not to mentions the schools in those neighborhoods received terrible ratings.

Some people are very mistaken about Garfield. Mark my words, in two years, the neighborhood will be gentrified and house values will increase.
